Why Use a Buyer's Agent?

Buying a home is an exciting, yet sometimes daunting, experience. I understand the concerns and issues involved. Did you know that when the buyer does not have a Buyer's Representation Agreement in Virginia that the agents actually represent the seller? All contracts must be written to be enforceable in the state of Virginia and the regional sales contract states who represents whom in the contract. As a full time professional, I stay up to date on the laws and technicalities of the regional contract. I will use all of the available technology and tools to ensure you find the right home. My hard working style, easy going nature and extensive knowledge of Alexandria and surrounding areas in Fairfax County and Arlington will make your move a smooth and pleasant experience.

As a Buyer's Agent my services include:

  • Providing an initial buyer's session with full explanation of agency and who represents whom in the contract so that you understand exactly how you are represented.
  • Introducing you to the Weichert Gold Services program that entitles you with services connected to the buying and moving process.
  • Assisting with a mortgage pre-approval letter if you do not have one that is current.
  • Connecting you to mortgage lenders, attorneys, insurance agents, home inspectors, termite inspectors, handymen, etc.
  • Providing data from sold properties and advising on appropriate offers, as well as strong negotiating on your part.  I strive to make all transactions a win-win for all parties involved.
  • Ensuring everything runs smoothly before, during, and after the closing/settlement.

Why Use a REALTOR®?

All real estate licensees are not the same. Only real estate licensees who are members of the NATIONAL ASSOCIATION OF REALTORS® are properly called REALTORS®. They proudly display the REALTOR "®" logo on the business card or other marketing and sales literature. REALTORS® are committed to treat all parties to a transaction honestly. REALTORS® subscribe to a strict code of ethics and are expected to maintain a higher level of knowledge of the process of buying and selling real estate. An independent survey reports that 84% of home buyers would use the same REALTOR® again.

  • A REALTOR® can help you determine how much home you can afford. My office has 2 full time loan officers on duty that can suggest ways to accrue the down payment and explain alternative financing methods.
  • A REALTOR®, in addition to knowing the local money market, also can tell you what personal and financial data to bring with you when you apply for a loan.
  • A REALTOR® is already familiar with current real estate values, taxes, utility costs, municipal services and facilities.
  • A REALTOR® can usually research your housing needs in advance through a Multiple Listing Service--even if you are relocating from another city and save you valuable time.
  • A REALTOR® can show you homes best suited to your needs and wants as discussed in the buyer counseling session--size, style, features, location, accessibility to schools, transportation, shopping and other personal preferences.
  • A REALTOR® often can suggest simple, imaginative changes that make a home more suitable for you and improve its utility and value.
  • A REALTOR® is sensitive to the importance you place on this major commitment you are about to make. Look for a real estate professional to facilitate negotiation of a win-win agreement that will satisfy both you and the seller.
